CONSTRUCTION PROJECT COSTS – KEEPING THE COST DOWN:

Managing a construction project, whether large or small, can feel like a daunting task, especially if you’re new to the process. However, with the right approach and enough time, it’s possible to save on costs while still achieving a high-quality outcome. At Valostar Steel Construction, we believe in delivering projects with integrity and efficiency, and we’re here to help you manage your steel construction project costs.

In this blog, we’ll explore the factors that influence the overall cost of your warehouse or factory build and offer practical suggestions on how to keep your costs low while maintaining the high standards Valostar is known for. We’ll also break down how the costing process works in the steel construction industry to help you understand what goes into the final price.

Elements that Push Up Construction Project Costs
  1. Hiring a Full-Time Professional Team
Bringing in professionals such as engineers, project managers, and architects is essential for a successful project. While this adds to your cost, their expertise ensures the project is executed efficiently and up to industry standards.
  2. Poor Soil Conditions
If the soil conditions at your site are poor, you may need to remove unsuitable soil and import quality soil, as well as compact it to ensure stability. This can add significant costs to the project.
  3. Uneven Site
If your site requires significant leveling, either through cutting and filling or backfilling, this can add both time and expense to your project.
  4. Special Environmental Requirements
If your warehouse will house corrosive or flammable materials, you may need to apply corrosion protection or install additional safety systems such as sprinklers and backup water supply. These regulatory requirements can add to the overall cost of the build.
Factors that Dictate Costing of a Steel Structure

Several factors determine the final cost of a steel structure, including:

  • Architectural finishes
  • Corrosive environments or ventilation needs
  • Special insulation requirements
  • Polycarbonate sheeting for natural light
  • Roller shutter or sliding doors
  • Location of the project
  • Special site conditions (e.g., difficult access)
  • High safety environments (e.g., working at a mine)
  • Additional quality control measures (e.g., pre-assembly before site delivery)
  • Scope of work changes
Tips to Keep Construction Project Costs Down
  1. Simplify Your Building Design
The simpler the design, the lower the costs. Focus on functional needs rather than intricate cosmetic finishes or elaborate architectural features.
  2. Work with the Right Engineer
Collaborating with the right engineer is key to keeping costs low. If you plan to install solar panels or expand your building in the future, make sure your structure is designed to accommodate these additions. This foresight can prevent costly changes later on.
How Does Costing in the Steel Construction Industry Work?

In the steel construction industry, costs are typically calculated based on the weight of the steel in metric tons (ton) and the area of the sheeting or cladding in square meters (m²). At Valostar Steel Construction, we price warehouse or factory builds in R per ton, with sheeting or cladding priced in R per m².

The heavier your design, the higher the cost. For a straightforward build, a good rule of thumb is approximately 30kg per m².

Do I Need to Submit Council Drawings for My Steel Construction Project?

Getting started with a steel construction project, whether it’s for a warehouse or any other structure, requires careful planning and adherence to regulatory processes. You could be wondering if you really do need to submit council drawings for your steel construction project. In this blog post, we’ll delve into the importance of getting and submitting council drawings and outline what you should expect when undertaking a steel construction project with Valostar Steel Construction.

Where is Your Construction Project Located?

The first factor to consider is your project’s location. Council drawings are required for projects located within municipal areas. These areas are subject to specific regulations and building codes that necessitate thorough documentation and approval processes. On the other hand, if your project is in a rural area, the requirements may be less stringent, and council drawings may not be mandatory.

What is the Role of an Architect?

Clients often wonder who is responsible for the council drawings’ submission process. In most cases, the client’s appointed architect plays a crucial role in this entire process. Architects are trained to navigate municipal requirements and ensure that the proposed steel structure aligns with local building codes. They work closely with you to create detailed council drawings that meet all regulatory standards.

Municipal Requirements

Council drawings serve as a comprehensive documentation package that outlines the proposed steel construction project. This includes architectural plans, structural details, site plans, and other relevant information. The drawings are submitted to local authorities for review and approval, ensuring compliance with safety standards and zoning regulations.

What are the Benefits of Submitting Council Drawings?

While the process of creating and submitting council drawings may seem rigorous, it offers several benefits. First and foremost, it helps in obtaining the necessary approvals for the project. This ensures that the steel construction complies with all legal requirements, reducing the risk of delays or complications during the building process. Additionally, it contributes to the overall safety and durability of the structure.

Working closely with Valostar Steel Construction, clients can expect a collaborative approach as our team of experts can provide valuable insights and guidance, facilitating a smooth approval process.

The need to submit council drawings for a steel construction project depends largely on the project’s location. Understanding local regulations and collaborating with a qualified architect is essential for navigating the submission process effectively. At Valostar Steel Construction, we prioritise transparency and collaboration to ensure that our clients’ projects meet all requirements, delivering quality steel structures tailored to their needs.

Starting A Construction Project?

Things to Do When Planning and Starting a Construction Project

How does all this work? Where do I start? You must have asked yourself these questions after reading our previous blog which tackled the steps, we recommend you follow before starting with your building construction project. In this blog, we will look at what you need to do to be successful in planning for your construction project.

Now that you have some knowledge about the dos and don’ts, let’s take you through the things you need to think about and do before Valostar Steel Construction can take over.

What do I need to Develop My Own Warehouse (The Basics for Starting a Construction Project)?

The first thing you need to acquire is architectural drawings. You will need an architect to prepare the drawings you will submit to the council for approval. Architects know all your municipality laws and know what rules to adhere to as municipalities have different rules. It is also a good idea to sit with the architect and develop your site plan together to come up with ideas around how you can use your land/plot to its full potential or spot out how your logistics will work inside and outside your warehouse/factory.

Once the drawings have been approved by the council, you will then need to start doing the following:

1. Civil and Structural Engineer

The engineer needs to understand your needs for the building, and he needs to design it accordingly. He will ensure that every contractor involved in your project knows exactly what quality and type of building material to use. He will check if you would like to add solar panels onto your roof and if the architect did specify that you would need fire sprinklers in your building, etcetera. The engineer will design the building to accommodate all this extra weight that will be hanging or sitting on top of your roof.  He will check if you have sufficient compaction under your foundations, if you have a proper drainage system, and the list goes on. So, you have every reason to involve an engineer right from the beginning as the guy who has your back.

2. Quantity Surveyor

The quantity surveyor (QS) is there to make sure that after your building has been designed, everything happens according to the architect and engineer’s designs. They will put together a BOQ and send it out to make sure you get the best prices according to the specific design. They will assist you with all the appointments and will also make sure that you are not overpaying for work not done.

3. Valostar Steel Construction

We are structural steel fabricators and structural steel installers. What that means is that we fabricate and install structural steel for warehouses/factories/shopping centres according to the engineer/s design. We try doing 90% of the work in-house to help our client/s save on costs. Our internal team comprises a quantity surveyor, draftsman, project manager, and site erection teams.

Therefore, after we have been appointed, we start with detailed drawings according to the engineer/s design. We then submit the drawings for approval to the engineer. Once approved, we start procuring all the material necessary to execute the work. We then fabricate, paint, ship to the site, and install all structural steel according to the approved drawings. To ensure internal quality, we have various quality control systems that document the entire process to ensure full traceability of all components of the project ensuring that we can deliver the project on time, on budget, and within the quality requirements.

As we work together with various engineers, architects, and quantity surveyors, we can assist and guide you in the right direction should you not have your own professional team.

Why Metal Roofing is Ideal for Commercial Buildings

As a commercial building owner, choosing the right roofing material is crucial for long-term durability, cost savings, and protection. One option that stands out is metal sheeting. And, there are many reasons why metal roofing is ideal for commercial buildings. In this blog, we’ll explore why you should seriously consider metal sheeting for your next commercial roofing project.

Reasons Why Metal Roofing is the Perfect Choice for Commercial Buildings

Steel roofing offers a distinct safety advantage during lightning storms. Unlike traditional roofing materials that may catch fire, metal roofs disperse electrical energy evenly, reducing the risk of fire or damage to your stock and assets. This provides peace of mind for building owners, especially in regions prone to frequent storms.

Metal roofs are known for their resilience against harsh weather conditions, including heavy snow, ice, and high winds. Whether your building is located in a coastal region with unpredictable weather, a steel roof can withstand almost anything Mother Nature throws at it. This durability makes metal roofing a smart investment for commercial properties, offering long-term reliability and security.

To enhance their longevity, metal sheets are coated with aluminum or painted to prevent rust. This anti-corrosive layer ensures your roof remains fresh and rust-free for years, saving you thousands on repair and replacement costs. Metal outmatches other roofing materials in durability, maintaining its sleek appearance and functionality for decades.

One of the lesser-known benefits of metal roofing is its ability to reflect sunlight during the summer months, helping to keep your building cooler throughout the day. Research shows that businesses can reduce cooling costs by 10-20% by switching to metal roofing. This is particularly beneficial for maintaining a comfortable environment for employees, leading to increased productivity, even during hot weather.

Offers Optional Metal Roofing Materials

Galvanized steel sheeting is popular for commercial buildings, but you have other material options depending on your location. If your building is near the coast, consult your contractor to prevent corrosion from salty air. By selecting the right material, you can ensure your roof remains durable and corrosion-free.

Compared to traditional roofing materials, steel roofing offers superior value without compromising on quality. Metal roofing offers an environmentally friendly choice because manufacturers often use recyclable materials, and it lasts for decades with minimal maintenance. It’s a practical investment that pays off in the long run, from cost-effectiveness, energy savings to low maintenance costs. These are the main reasons why metal roofing is ideal for commercial buildings.

If you’re considering a steel roof for your commercial building, get in touch with us to discover how our steel construction company can provide you with a maintenance-free roofing solution that meets all your needs.

Wood and Steel Trusses: Which Are Right for Your Project?

When deciding between wood and steel trusses for your construction project, it’s crucial to weigh the benefits and drawbacks of each material. Here’s a comparison of wood and steel trusses to help you determine which is the most reliable option for your specific needs.

Steel Overview

Steel is a standout choice due to its recyclability, durability, and versatility. These trusses can span larger distances without the need for intermediate supports, making them ideal for expansive industrial and commercial structures. Their heat resistance and custom-fabrication capabilities also make them more desirable. Additionally, steel trusses can be painted in any colour or hot-dip galvanized for enhanced corrosion resistance.

At Valostar Steel Construction, we streamline the process by manufacturing the entire steel structure as a modular set, transporting it to the site, and assembling it with bolts. This method simplifies the construction process and often proves to be more cost-effective for our clients.

Wood or Timber Trusses

Typically, builders standardise wooden trusses and do not design them to act as columns. They are also more flammable than steel and generally used in residential settings. However, they come with their own set of advantages which include:

  • Cost-Effectiveness: Wood trusses are generally less expensive than their steel counterparts.
  • Natural Insulating Properties: Wood has natural insulating properties that help retain heat.
  • Standard Sizes: They are often available in standard sizes, which can limit their spanning capabilities.
  • Ease of Use: Wood trusses are easier to work with on-site, allowing for quick modifications and adjustments.
  • Aesthetic Appeal: Wood offers a warm, natural look that many find appealing for residential and some commercial settings.

However, wooden trusses have limitations, including flammability, reduced durability, and shorter spans compared to steel trusses.

While wood trusses have their place, steel structures often emerge as the superior choice for commercial building projects. At Valostar, we offer bespoke solutions for steel structures of all sizes and complexities. Our comprehensive approach covers design and detailing, fabrication and painting, as well as erection and cladding, ensuring a seamless project from start to finish.

The Importance of Using Steel in Today’s Construction

Steel has been a cornerstone in construction since the 19th century when the first high-rise buildings were erected. Today, steel is no longer reserved just for towering structures; it has become a popular choice for smaller buildings and even residential homes. The benefits of using steel in construction are numerous and compelling. In this blog, we will delve into the importance of using steel in today’s construction to indicate why steel should be considered first.

Steel offers unmatched strength compared to brick walls and wooden frames. It resists warping, twisting, and bending, making it a flexible and easy material to work with and install. Its durability and low maintenance needs make steel a fascinating option for builders. Unlike wooden frames, which can be vulnerable to mildew, steel remains unaffected. This resilience extends to natural disasters; steel buildings can withstand hurricanes, severe storms, and earthquakes. Additionally, the strength of steel may lead to better insurance rates for building owners.

The Challenges and Solutions of Using Steel in Today’s Construction

While steel offers many advantages, it does come with some drawbacks. Steel is more expensive than traditional building materials, and making a steel building energy efficient requires additional insulation since steel conducts heat and cold more effectively than conventional materials. Poorly designed steel structures can also deteriorate over time due to exposure to the elements.

To maximise the benefits of building with steel, it’s essential to work with a qualified contractor experienced in this material. At Valostar Steel Construction, we specialise in bringing your vision to life through our full turnkey approach to structural steel services. We manage every step of the process, from design and detailing to production and erection of your steel structure.

Valostar Steel Construction supplies, delivers and installs roof sheeting, side cladding, insulation, flashings, ventilation and rainwater goods. We guarantee the quality of our cladding and ensure your steel structure’s exterior is weather-resistant and visually appealing.

Our in-house team and approved subcontractors can erect between 12-15 tons or 1000m² – 1500m² of steel per week. We supply, deliver, and install roof sheeting, cladding, insulation, flashings, ventilation, and rainwater goods across South Africa. Our cladding is guaranteed to be of the highest quality, ensuring that your building’s exterior remains both weather-resistant and visually appealing.

With the capacity to clad between 1250m² – 1750m² per day, Valostar is equipped with its own transport fleet, including tri-axles and an 8-ton load delivery vehicle. Each of our erection teams has a dedicated vehicle to ensure timely material delivery on-site.
